What is a Home Inspection?

A Home Inspection is:

  • A great tool to help you make an informed decision when buying a home.

  • A valuable asset when you are selling a home.

  • A performance-based inspection rather than a design review.

  • A representative sampling of the thousands of elements in a home.

  • Focused on the important visible items that might affect a typical buyer's decision. For example the structure, roof, heating, cooling, plumbing, and electrical systems.

  • Focused on big ticket items, but we do notice small stuff. We include what we see as a courtesy but please understand, the small stuff is not the target.

  • Conducted by generalists with a broad knowledge; we are not specialists.

  • Designed to reduce your risk, not eliminate or assume it.


A Home Inspection is not:

  • Invasive or destructive.

  • Able to predict the future, or see through walls, carpets, storage, and furnishings.

  • Able to identify intermittent problems. New roof leaks are hard to determine without rain.

  • Intended to identify every problem in the home.

  • A design review of the structure, mechanical or electrical systems, for example.

  • A code compliant inspection. It is not likely nor necessary for resale homes to comply with all current codes.

  • An insurance policy with a one-time only premium, no deductible, no exclusions, no limits, and no expiry.
